1201 WHARTON is an adaptive reuse project and expansion of a 100-year-old warehouse, in the Passyunk Square neighborhood. Since September of 2019, Flow has been thoughtfully planning the redevelopment, of this vacant yet beautiful masonry structure. Through careful rehabilitation, sustainable design, and community integration, this structure will be converted into a 12,000 square foot mixed-use building, housing 10 residential units and 1 commercial space.

​Rehabilitation

This original masonry warehouse is one of the few remaining of its kind. In order to preserve much of its architectural charm, careful rehabilitation will need to be performed, including:  ​
  • Repointing of the brick façade
  • Reuse of original arched openings
  • Installation of new character windows - complementary to the building's industrial past

​Sustainability

One of Flow's underlying missions is to develop each project with the most sustainable design in mind. To make 1201 Wharton
 Street as sustainable as possible, the following will be implemented: 
  • Re-use of the existing structure
  • Construction of a green roof to help manage stormwater and reduce heat island effect
  • Installation of Energy Star-rated appliances, windows, LED lighting, and high efficiency heat and cooling systems

​Community Integration

Due to the active participation of its neighbors, Passyunk Square has become one of Philadelphia's most cohesive and beautifully maintained neighborhoods. As the developer and operator of 1201 Wharton Street, Flow will be an active participant in the maintenance and beautification of the neighborhood through implementing the following: ​ ​
  • Green-scaping including planter boxes and a green wall
  • Exterior lighting to brighten the sidewalks at night
  • Indoor trash storage for both residential and commercial spaces to keep trash off the street
  • Security system with cameras surrounding the property

COMMUNITY FEEDBACK

    ​From the zoning process, throughout construction, and into the operation of the building, Flow will be an active and engaged participant in the Passyunk Square neighborhood.
