3845 NORTH BROAD is a 26-unit multifamily development, located along the North Broad Corridor, just 2 blocks away from the Temple University Medical campus. In the Winter of 2020, Flow partnered with Fine Print Companies to begin the predevelopment process for the project. The partnership aims to create a mixed income development that is sustainable and consistent with the community planning initiatives of the neighborhood.

​Mixed Income
Philadelphia has a large demand for high quality housing, affordable to residents of all income levels. In order to meet this demand within the project, the following will be implemented:   
  • 3 units dedicated to residents who make 60% of the Area Median Income 
  • Use of multiple density bonuses, lowering the monthly rent for each unit in the building
  • Construction of a highly efficient building to minimize utility payments

​Sustainability
One of Flow's underlying missions is to develop each project with the most sustainable design in mind. In order to make 3845 N. Broad as sustainable as possible, the following will be implemented: 
  • Construction of green roof to help manage storm water and reduce heat island effect 
  • Installation of energy star rated appliances, windows, LED lighting, and high efficiency heat and cooling systems 
  • Use of zoning bonuses to increase residential destiny surrounding SEPTA's Broad Street Line ​

Connection to Community Planning
This section of the North Broad Corridor has gone through extensive community planning from the City of Philadelphia, local CDC's, and non-profit organizations alike. In order to help implement the strategies set forth by these organizations, we are looking to provide the following:  
  • Increase outdoor activity, with the implementation of green roof and other exterior greenscaping
  • Promotion of better public health through the addition of a residential gym
  • Help improve public safety through installation of security cameras and exterior lighting
